Personal loan or bond extension?

A further advance on your bond is usually cheaper per rand borrowed, because the debt is secured against the property. It is also slower, involves valuation and registration costs, and puts your home at risk if you default. An unsecured personal loan costs more in interest but is quicker to arrange and leaves your bond untouched. For amounts under roughly R150,000 the registration costs on a bond extension often erase the rate advantage.

Solar and backup power

Loadshedding has made inverters, batteries and solar the most common home-improvement borrowing purpose in South Africa. Some credit providers offer dedicated green-energy or solar finance products at preferential rates. If that is what the money is for, say so in the enquiry — it changes which providers are a sensible match.

Borrow for the quote, not the dream

Get written quotes before deciding an amount. Borrowing R50,000 for R35,000 of work means paying interest on R15,000 of optimism. Conversely, under-borrowing on structural work and stopping halfway is worse than not starting, because a half-finished roof does not add value.

Questions people ask

Do I need to prove what I spend the money on?

For an unsecured personal loan, generally not — the funds are paid to you and the purpose is not policed. Some solar or green-energy products are an exception and pay the installer directly.

Will home improvements increase my property value by more than the loan costs?

Sometimes, but not reliably. Kitchens, bathrooms and backup power tend to hold value best in the South African market; highly personal finishes rarely return their cost. Treat the improvement as consumption unless a valuer has told you otherwise.
